EPC
An Energy Performance Certificate (EPC) is a legal requirement when selling a home. It is a document that assesses the energy efficiency of a property and provides advice on how to make it more energy-efficient. If you require an EPC for your home, we can arrange for a qualified energy assessor to visit the property and produce an EPC graph and report.
SURVEY
A RICS surveyor can provide invaluable advice when embarking on a building survey, party wall matters, structural engineering, or other property and construction projects. An experienced surveyor will be able to assess any potential issues and advise on the best course of action. It is important to choose one with the right qualifications and experience. We can recommend a local RICS surveyor who is familiar with local building regulations and will be able to provide an accurate assessment of the property.
Gas and Electrical Inspections
It is important to remember that an Electrical/Gas Safety inspection is a legal requirement for some properties, and failure to comply can result in a fine or prosecution. Therefore, it is essential to ensure that an inspection is carried out before the property is sold or let so we can arrange for this to be carried out on your behalf by an NICEIC electrician and/or gas safe engineer. Referral Fee Disclosure
WN Properties recommend ancillary service providers from time to time to assist you with your move. Therefore, in compliance with the Consumer Protection from Unfair Trading Regulations Act 2008, WN Properties must disclose to clients (sellers, buyers, landlords and tenants) the receipt of fees received, including referral fee, within the Estate Agency sector. As well as the vendor’s/landlords obligation to pay our commission fees we may also receive a commission/payment/fee, or other reward or benefit known as a ‘referral fee’, from ancillary providers for recommending their services. Examples of these are; Blue Q Mortgages 35% of lenders commission to broker, Mullis & Peake Solicitors £100 per completion, Howe Chartered Surveyors £50 building survey referral fee, AIW Assessors £17.50 - £25 per EPC referral and Bushey Hall Inventories 10% per lettings inventory. You are not under any obligation to use the services of any of the recommended providers, though should you accept our recommendation, the provider is expected to pay us the corresponding referral fee. This referral fee is separate from your obligation to pay our agreed fee or commission for selling or letting.
